|TREASURY DEPT. SEIZES CONTROL OF FANNIE AND FREDDIE|
Late Breaking News -- Federal Government Acts to Protect the Mission of the GSEs and Stabilize the Financial Markets
This Sunday, September 7, 2008, the Director of the Federal Housing Finance Agency (FHFA), James B. Lockhart, placed Fannie Mae and Freddie Mac into conservatorship, as authorized by the Housing and Economic Recovery Act of 2008 (HERA). Lockhart now has all the powers of the GSEs' directors, officers, and shareholders, and has appointed new chief executive officers who report to him. Lockhart explained that he was taking action "to help restore confidence in Fannie Mae and Freddie Mac, enhance their capacity to fulfill their [housing] mission, and mitigate the systemic risk that has contributed directly to the instability in the current market."
|THE SENTRILOCK SYSTEM IS COMING NOVEMBER 10|
The Prince George's County Association of REALTORS® will begin its conversion from SUPRA to SentriLock on November 10.
Are you showing property in an area already using SentriLock?
You have two options for opening a SentriLock box that may be on the listing:
- Call the listing agent to get a one-day showing code. The code is specific to the box, so if you are showing multiple properties, you will need a separate code for each box.
- Get a SentriLock access card from PGCAR. REALTORS® in good standing (i.e. have paid their 2008 dues) can get a SentriLock access card from PGCAR on any weekday between 9:30 a.m. and 3:30 p.m.
The cost is $155 which covers the fee from now until November 2009. PGCAR cannot issue boxes at this time, so for now, SentriLock boxes will have to be acquired from the Association in the area where you have a listing.
Important: How to Register for Your SentriLock Conversion
During the month of October 2008, all PGCAR members will receive an email message from SENTRILOCK. This email message will contain a link that you can use to register for the conversion/exchange and instructions for paying your first year's lockbox service fee online. YOU MUST PRE-REGISTER FOR A SPECIFIC EXCHANGE/ TRAINING SESSION AND PRE-PAY YOUR LOCKBOX SERVICE FEE. IF YOU ALREADY HAVE A PGCAR SENTRILOCK CARD, YOU WILL NOT HAVE TO PAY BUT YOU STILL HAVE TO REGISTER. Walk-ins and payments will not be accepted on the day of the conversion.
By registering and pre-paying, you will receive the following benefits:
- Move quickly through the check-in, equipment exchange, training and pick up of your new lockboxes.
- Choose the exchange/training time that works best for you. When you register, you select the date and time that works best for you. Times are filled on a first come, first served basis. Register and pay early to get the best selection of times.
- Equipment Availability - When you register and prepay you are ensuring that we have your new SentriCard and lockboxes prepared and available for you.
- Equipment Exchanged - You will receive a new SentriCard to access the new lockboxes; a home card reader for updating the SentriCard; and one new REALTOR® lockbox for each Supra AEII or iBox that is registered to you and is turned in at the exchange. If you have Supra Lockboxes that are not assigned to you, please contact Shirley Clayton at the Association office at 301-306-7900. Only those obtaining a SentriCard from PGCAR, should attend the conversion.
IF YOU DO NOT ATTEND THE CONVERSION THE WEEK OF NOVEMBER 10TH, you will only receive 1 REALTOR® Lockbox for every 2 Supra lockboxes plus there will be a $100 penalty charged. Any Supra Lockboxes not exchanged by December 15th, will not be exchanged. IT IS OF UTMOST IMPORTANCE THAT YOU REGISTER FOR AND ATTEND THE CONVERSION.

Continuing education requirements for real estate agents
who have been licensed for 10 or more years change as of October 2, 2008.
PLEASE READ CAREFULLY.
To renew a 2-year license, the schedule below shows the number of hours and course content required based on expiration date, length of licensure, and type of services provided.
If your license expires between 10/2/06 and 10/1/08, hours needed are:
Less than 10 years
|15 hours which must include 3.0 legislative, 1.5 fair housing, 3.0 ethics
|Residential, at least 10 years of MD licensure
||9.0 hours which must include 3.0 legislative, 1.5 fair housing, 3.0 ethics
Less than 10 years
|15 hours which must include 3.0 legislative & 3.0 ethics
|Commercial, at least 10 years of MD licensure

|DC NAMED ONE OF THE BEST CITIES FOR SINGLES|
Forbes magazine has for the eighth year rated the nation's largest urban areas in terms of how friendly they are to the country's 74 million single adults. To determine which U.S. cities are most comfortable for soloists, the magazine ranked the 40 largest urbanized areas in seven different categories: number of singles, nightlife, culture, cost of living alone, job growth, online dating activity and coolness. Coolness was the most subjective factor. It was determined by a Harris poll, which asked singles to answer the question: "Which city do you think is the coolest?"

Code of Ethics: Our Duties as REALTORS®
The Code of Ethics of the National Association of REALTORS® establishes a public and professional consensus against which the practice and conduct of REALTORS® and REALTOR-Associates® may be judged. In joining a Board of REALTORS®, you signify your intention to abide by the Code and thereby enhance the public and professional image of yourself and all other REALTORS®. Adherence to the Code is the first great bond between REALTORS® throughout the country.
The Code of Ethics Case Studies which you have been reading have been developed by the Professional Standards Committee of the National Association of REALTORS® to help REALTORS® and Realtor-Associates® understand the ethical obligations created by the Code of Ethics, and as a reference work for Grievance Committees, ethics and arbitration Hearing Panels, and Boards of Directors.
Code of Ethics Case Studies present specific situations involving charges of alleged unethical conduct by REALTORS® and/or REALTOR-Associates®, which are reviewed by a peer panel of Board Members and in which decisions as to ethical conduct are reached. Each case study provides the Hearing Panel's decision based on the facts and the rationale for the decision.
