HOMEOWNERSHIP PRESERVATION... WHERE DO WE TURN??

According to Freddie Mac, 6 in 10 families losing their homes don't know where to turn for guidance and advice. REALTORS® need to know where to direct their clients for these types of services to both prepare them for homeownership and advise them on methods of keeping their homes once they acquire them.

PGCAR has designed their own SentriCard. It's a conversation piece, and it's a symbol of how proud we are that Prince George's is a great place to call home.


Get a SentriLock access card from PGCAR.

If you require a SentriCard to open lockboxes on listings in regions already converted to SentriLock, REALTORS® in good standing (i.e. have paid their 2008 dues) can get a SentriLock access card from PGCAR on any weekday between 9:30 a.m. and 3:30 p.m. The cost is $155 which covers the fee from now until November 2009. PGCAR cannot issue boxes before the Conversion, so for now, SentriLock boxes will have to be acquired from the Association in the area where you have a listing.

THE SentriLock Conversion Begins November 10
Important: How to Register for Your SentriLock Conversion

During the month of October 2008, all PGCAR members will receive an email message from SENTRILOCK. This email message will contain a link that you can use to register for the conversion/exchange and instructions for paying your first year's lockbox service fee online. YOU MUST PRE-REGISTER FOR A SPECIFIC EXCHANGE/ TRAINING SESSION AND PRE-PAY YOUR LOCKBOX SERVICE FEE. IF YOU ALREADY HAVE A PGCAR SENTRILOCK CARD, YOU WILL NOT HAVE TO PAY BUT YOU STILL HAVE TO REGISTER. Walk-ins and payments will not be accepted on the day of the conversion.

By registering and pre-paying, you will receive the following benefits:

  • Move quickly through the check-in, equipment exchange, training and pick up of your new lockboxes.
  • Choose the exchange/training time that works best for you. When you register, you select the date and time that works best for you. Times are filled on a first come, first served basis. Register and pay early to get the best selection of times.
  • Equipment Availability - When you register and prepay you are ensuring that we have your new SentriCard and lockboxes prepared and available for you.
  • Equipment Exchanged - You will receive a new SentriCard to access the new lockboxes; a home card reader for updating the SentriCard; and one new REALTOR® lockbox for each Supra AEII or iBox that is registered to you and is turned in at the exchange. If you have Supra Lockboxes that are not assigned to you, please contact Shirley Clayton at the Association office at 301-306-7900. Only those obtaining a SentriCard from PGCAR, should attend the conversion.

IF YOU DO NOT ATTEND THE CONVERSION THE WEEK OF NOVEMBER 10TH, you will only receive 1 REALTOR® Lockbox for every 2 Supra lockboxes plus there will be a $100 penalty charged. Any Supra Lockboxes not exchanged by December 15th, will not be exchanged. IT IS OF UTMOST IMPORTANCE THAT YOU REGISTER FOR AND ATTEND THE CONVERSION.

IF YOU ARE NOT GETTING A PGCAR SENTRICARD

If You are Not Getting a PGCAR SentriCard, Your Lockboxes will be exchanged at the Association Office BY APPOINTMENT AFTER THE CONVERSION IS COMPLETED.

You may also turn in any Multaac Boxes you have for a Sentrilock Box at a reduced price of $75 between November 17th and December 15th.

PENDING HOME SALES UP - HIGHEST LEVEL SINCE JUNE 2007

Pending home sales activity surged as buyers took advantage of low home prices and affordable interest rates, according to the National Association of REALTORS®.

The Pending Home Sales Index, a forward-looking indicator based on contracts signed in August, jumped 7.4 percent to 93.4 from an upwardly revised reading of 87.0 in July, and is 8.8 percent higher than August 2007 when it stood at 85.8.

Lawrence Yun, NAR chief economist, said home buyers were responding to improved affordability. "What we're seeing is the momentum of people taking advantage of low home prices, with pending home sales up strongly in California, Nevada, Arizona, Florida, Rhode Island and the Washington, D.C., region," he said. "It's unclear how much contract activity may be impacted by the credit disruptions on Wall Street, but we're hopeful most of the increase will translate into closed existing-home sales."

The 30-year fixed-rate mortgage will probably average 6.1 percent in the fourth quarter and rise gradually to 6.6 percent by the end of 2009. NAR's housing affordability index is expected to average 18 percentage points higher this year than in 2007.

Code of Ethics Case Study: #2-19:
Deceptive Information in MLS Compilations

REALTOR® R searched the MLS compilation of current listings on behalf of his client, Dr. Z, who had recently completed his residency and was returning home to take a position on the staff of the community hospital. REALTOR® R's search returned several listings that satisfied Dr. Z's requirements, including a two-story residence listed with REALTOR® B that showed, in the "Remarks" section of the property data form "Pay your mortgage with rent from the apartment upstairs."

REALTOR® R attached the listings he had identified to an e-mail message that he sent to Dr. Z. A day later, REALTOR® R received a call from Dr. Z who told him there was something about REALTOR® B's listing that struck him as odd. "That house is in the neighborhood I grew up in," said Dr. Z. "I also remember our neighbors having a problem with the Building Department when they added a kitchen on the second floor so their grandmother could have her own apartment."

REALTOR® R assured Dr. Z that he would make the necessary inquiries and get back to him promptly. His call to the Building Department confirmed Dr. Z's suspicion that the home was zoned single family.

Feeling embarrassed and misled by REALTOR® B's apparent misrepresentation, REALTOR® R filed a complaint with the local association of REALTORS® alleging misrepresentation on the part of REALTOR® B for publishing inaccurate information in the MLS.

At the hearing convened to consider REALTOR® R's complaint, REALTOR® B acknowledged the seller had told him that the conversion had been made to code but without the necessary permits, and the apartment had never been rented. "I assumed the new owners could get a variance from the Building Department," he said.
