2008 PGCAR Achievement Awards
Due February 13, 2009
Calling all PGCAR achievers!

Application for 2008 PGCAR Achievement Awards is now open -- to all current members holding a broker's or salesperson's license. In order to qualify, an applicant must have been a Primary member of PGCAR in good standing on or before July 1, 2008. However, members licensed for the first time during 2008 must be a Primary Member of PGCAR in good standing on or before September 30, 2008. (Note: Membership in MRIS does not automatically constitute membership in PGCAR.)

 
Bronze Awards:
Resales or New Homes
Total volume for
combined sales and listings sold must be $2,500,000.
 
 
Silver Awards:
Resales or New Homes
Total volume for
combined sales and listings sold must be $5,000,000.
 
 
Gold Awards:
Resales or New Homes
Total volume for

Rookie of the Year:
Applicant must have completed first full license year or less at the option of the applicant any time during 2008 and must provide proof of date entrant was first licensed. Applicants are only eligible if they are a first year licensee and have not been licensed in any other jurisdiction previously. Transactions must have been completed during the first twelve (12) months of licensing.

2009 MAR LEGISLATIVE DAY - THIS WEDNESDAY, JANUARY 28

The Maryland Association of REALTORS® will host its annual Legislative Day Wednesday, January 28 at the Loews Annapolis Hotel. The program begins at 3:30 p.m. with registration starting at 3 p.m. Key Legislative officials have been invited and the program will feature various guest speakers briefing us on top issues affecting REALTORS® in the upcoming 2009 General Session. A reception will follow at 6 p.m. and will conclude at 8 p.m.

REALTORS® and their guests are welcome to attend the 3:30 Legislative Day Program FREE. All are also welcome to attend the evening reception for a modest $15 "cover" for drinks and hors d'oeuvres.

IRS 2009 STANDARD MILEAGE RATES
The Internal Revenue Service has announced the 2009 standard mileage rates used to calculate deductible costs of operating an automobile for business, charitable, medical or moving purposes.

As of January 1, 2009, the standard mileage rates for the use of a car (also vans, pickups or panel trucks) are:

  • 55 cents per mile for business miles driven
  • 24 cents per mile driven for medical or moving purposes
  • 14 cents per mile driven in service of charitable organizations

A taxpayer may not use the business standard mileage rate for a vehicle after using any depreciation method under the Modified Accelerated Cost Recovery System (MACRS) or after claiming a Section 179 deduction for that vehicle. In addition, the business standard mileage rate cannot be used for any vehicle used for hire or for more than four vehicles used simultaneously.

COUNTY SUBREGION 6 PRELIM PLAN AVAILABLE FOR REVIEW
The Preliminary Subregion 6 Master Plan and Proposed Sectional Map Amendment (SMA), covering almost one third of Prince George's County, is available for pick up and review at the following locations:

  • Upper Marlboro Library, 14730 Main Street, Upper Marlboro, Maryland 20772
  • Office of the Clerk of the County Council, Second Floor, County Administration Building, Upper Marlboro, Maryland 20772
  • Baden Branch Library, 13603 Baden-Westwood Road, Brandywine, Maryland 20613
  • Information Services, Lower Level, County Administration Building, Upper Marlboro, Maryland 20772

It is also available on the Subregion 6 project website.

A public hearing on the preliminary plan and proposed SMA will be held on Tuesday, February 3, 2009 at 7:00 p.m. in the Council Hearing Room in the County Administration Building in Upper Marlboro. We hope to see you at the hearing on February 3! Please don't hesitate to contact the Subregion 6 team with any questions or concerns you have about the plan, and/or how you can testify in person or in writing on the proposed plan.

What is this?

A master plan is a written report, approved by the District Council, which establishes how the county would like the land in the project area to develop in the future. It establishes recommendations that guide the county officials in making decisions on the use of land within the project boundary. The result of this planning process will be to guide growth in the Developing Tier and promote land preservation in the Rural Tier by creating a sustainable community.

A sectional map amendment (SMA) is a process that establishes the zoning of properties in an area. Zoning is the legal power of government to regulate the use of private property. The SMA may change the existing zoning in the area to permit the land use recommendations in the master plan.

Code of Ethics: Article 9

In every issue of REALTOR® Connection, we give you a Case Study where you get to be the judge, then see for yourself how the Professional Standards panel ruled. We are now at Code of Ethics Article 9, and there is no Case study available from NAR on this one; however, it's well worth a review! Basically, we are bound by the Code of Ethics to maintain documentation such that it is current and in clear language. Maintaining current documentation not only makes business sense and helps the homebuyers and home sellers -- all REALTORS® are required to do so.

Article 9

REALTORS®, for the protection of all parties, shall assure whenever possible that all agreements related to real estate transactions including, but not limited to, listing and representation agreements, purchase contracts, and leases are in writing in clear and understandable language expressing the specific terms, conditions, obligations and commitments of the parties. A copy of each agreement shall be furnished to each party to such agreements upon their signing or initialing. (Amended 1/04)

  • Standard of Practice 9-1

    For the protection of all parties, REALTORS® shall use reasonable care to ensure that documents pertaining to the purchase, sale, or lease of real estate are kept current through the use of written extensions or amendments. (Amended 1/93)

  • Standard of Practice 9-2

    When assisting or enabling a client or customer in establishing a contractual relationship (e.g., listing and representation agreements, purchase agreements, leases, etc.) electronically, REALTORS® shall make reasonable efforts to explain the nature and disclose the specific terms of the contractual relationship being established prior to it being agreed to by a contracting party.
