NEW DISCLOSURE ACT TOOK EFFECT ON OCTOBER 1, 2005. . . A new law took effect in Maryland on October 1, 2005 which will impact all REALTORS® involved in Maryland residential resale transactions. The new law is a substantial change in Maryland law regarding residential real property condition disclosure and disclaimer. Al Monshower has prepared an article, available in the Members' Only Section. Please read carefully so you will have a full understanding of what is required under this new Law. The required REVISED Maryland Residential Disclosure/Disclaimer Statement and Notice to Purchaser of Purchaser's Rights forms are now on the website and on ZipForms.

2006 OFFICERS AND DIRECTORS INSTALLED. . . Over 200 Members, legislators, family members and guests attended PGCAR's Annual Installation Banquet held at the Greenbelt Marriott on Wednesday, September 21st. The following Members were installed and will serve on the 2006 Board of Directors:

Vice President - Linda Simpson, Weichert, REALTORS®

The following Directors were elected to serve two year terms:

Ruth Wright, Murrell, Inc.

These Officers and Directors along with Alease Bowles, Art Greene and Bea Rodgers will make up the 2006 Board. Congratulations to all and thank you to all of those who participated.

REALTOR® OF THE YEAR. . . Congratulations to Bea Rodgers, Immediate Past President, who was named PGCAR's 2005 REALTOR® of the Year. The Awards Committee was aware that there were a number of members with qualifications that made them eligible for consideration to be selected as PGCAR's REALTOR® of the Year; however, the Committee's unanimous choice was a REALTOR® who has demonstrated business accomplishments, faithfulness to the Code of Ethics, civic and community involvement, local and State Association and National Association activity to a degree which makes her truly worthy of the title REALTOR® of the Year. Bea has unselfishly served PGCAR, MAR and NAR for many years as a committee chair, committee member and as an Officer. She has also been active in the local, State and National Women's Council of REALTORS® as well. Congratulations to Bea with gratitude for her service to the REALTOR® organization.

LINDA SIMPSON RECEIVES DISTINGUISHED SERVICE AWARD The Board of Directors has authorized the President to annually select an individual, who through past service to the Association is worthy of receipt of the Distinguished Service Award. This year President Bea Rodgers presented the Distinguished Service Award to Linda Simpson who has for many years unselfishly given her time and talent to our Association. She has served as Chairman of many of our Association committees. She has served as a Director of the Association and is always willing to take on any task to benefit the Association. She currently serves on the Education Committee and was installed as Vice President at the Annual Awards Banquet. Linda will also be installed as President of the Prince George's Chapter of the Women's Council of REALTORS® on Wednesday, October 5th. Congratulations to Linda, a member who truly deserves this special recognition.

DISTINGUISHED SALES ASSOCIATE AWARD PRESENTED TO RUTH WRIGHT. . . This year Ruth Wright was selected as PGCAR's Distinguished Sales Associate of the Year. Ruth was selected based on her professional knowledge, business accomplishment, civic activity and for her contributions to this Association and the real estate industry. Ruth has been very active at the local level and is a very well-respected and admired REALTOR® by all who know her. She has served on Association Committees and is the 2006 Chair of the Awards Committee. Congratulations to Ruth.

TONY KINCH OF AMERICAN HOME SHIELD NAMED AFFILIATE OF THE YEAR. . . The 2005 PGCAR Affiliate of the Year was recognized at the Annual Installation Banquet. This year's winner was Tony Kinch of American Home Shield. Tony has participated in Association functions and had served on the Education Committee, as well as teaching continuing education classes for PGCAR. He was recognized for his business accomplishments, fair business practices and Affiliate Spirit over the years, as well as his involvement in the community and PGCAR. Congratulations, Tony.

DUES BILLS HAVE BEEN MAILED. . . Dues bills for 2006 dues have been mailed. Dues are due and payable on October 1st 2005. Bills were mailed to your office address unless you requested to have them sent to your home. Also, you should have received an invoice from Supra (GE Interlogix) for the annual lease fee for your Supra Display Key. If you are going to turn in your key or discontinue your membership, you should do so before October 1st in order to prevent receiving invoices. If you have any questions, please don't hesitate to call the Association office at 301-306-7900.

Supra iBox available in Prince George's
SUPRA LOCKBOXES. . . Please make sure that you do not put a PGCAR lockbox on a property located outside of Prince George's or Montgomery Counties. When listing a property outside of Prince George's or Montgomery Counties, you have two options with regard to Supra Lockbox use. One, you can bring your Prince George's County Lockbox to the Association office and have it deprogrammed and then have it reprogrammed for the area where the house is located. Two, if you feel you will be selling other houses in that area, you can purchase a lockbox from the Association in the area where the house is located. By putting a PGCAR Lockbox on a house located outside of Prince George's or Montgomery Counties, you are limiting access for your Seller. Thank you for your cooperation.

SPOTLIGHT ON PRINCE GEORGE'S COUNTY TO HIGHLIGHT SPECIAL OFFICES. . . As a feature in the monthly "Spotlight On Homes" supplement, Heidi LaMere of the Gazette selects an office every month that goes above and beyond the call of duty for a FREE 3/4 page ad highlighting their community involvement. Three Prince George's County offices, Long & Foster in Bowie, Century 21 Home Center and Long & Foster College Park, have already been featured. The articles outline the community efforts REALTOR® offices are involved in. We are now looking for other offices to be spotlighted. Nominations must be received at the Gazette. What is your office doing? If you feel your office should be highlighted over the coming months, please contact Heidi LaMere.
