Nominations are open for a few more hours. Are you, or someone you know, interested in serving as a member of the 2009 Prince George's County Association of REALTORS® Board of Directors? The PGCAR membership will elect:
- a President-Elect,
- a Secretary, and
- four (4) Directors to serve two-year terms.
All terms begin this October 1, 2008.
Any individual wishing to run for President-Elect or Secretary
- must be a REALTOR® member in good standing of PGCAR,
- must have held membership in PGCAR for a minimum of two years and
- must have served two years as a Member of the Board of Directors during the last four years.
Those running for a Director position
- must be a REALTOR® member in good standing of PGCAR,
- must have held Membership in PGCAR for a minimum of two years and
- must have served on a PGCAR Committee for one year during the last four years.
Service on the Board of Directors requires a commitment to attend Board of Directors meetings (12 per year) and participating in other PGCAR activities. |PGCAR wants, and needs your involvement in your local Association. Through PGCAR's many committees you can play a major part in the leadership of our Association, as well as helping to promote the efforts and positive contributions which PGCAR members make throughout the communities in Prince George's County.
When you VOLUNTEER to serve on one of the many PGCAR Committees, you will be providing vital experience and input which will make a strong impact on our Association now and in the future.
By working hand-in-hand with your fellow REALTORS® and PGCAR Affiliates, you can SHARE your knowledge, LEARN the talents of others, MEET your peers from other companies, and HELP guide our Association toward the goal of becoming the best in the State of Maryland.
ALL members are encouraged to serve on Association committees.
Committee Members will serve from October 1, 2008 to September 30, 2009.

Submission of Pertinent Facts
Buyer A filed a complaint against REALTOR® B, the listing broker, involving a property purchased earlier by Buyer A.
REALTOR® B was notified of the complaint, directed to be present at a hearing, and requested to present to a Hearing Panel of the Board's Professional Standards Committee all pertinent facts relating to the transaction. REALTOR® B's response was a statement that he would refuse to submit any information in the matter to a Hearing Panel and would not attend the scheduled hearing, on the grounds that the complaint itself was not justified.
Explaining his position, REALTOR® B stated that his participation in the transaction was exclusively as the agent of the seller; that he had not been representing the buyer; and hence, could not be subject to complaint by the buyer for simply transmitting information on behalf of the seller.
All of his statements concerning the property, REALTOR® B said, were based on information supplied to him by his client, the seller. Any error in this information, he contended, might well provide the basis for a lawsuit between the buyer and seller. As the agent of the seller, he felt that he was not answerable to the buyer for having done no more than transmit information proved to him by the seller.

|NAR DUES UPDATE|
NAR has restated nondeductible dues dollars for 2008 because of the significant amount of new programming added to NAR's 2008 budget. The 2008 nondeductible amount has been increased to $25, or 31% of dues, from $18, or 22% of dues. For 2009, $26 of the $80 in dues per member will be nondeductible.

|2009 PGCAR DUES|
The Board of Directors has voted to allow 2009 dues to be paid in installments. The 2009 dues will be billed on August 1st and are payable no later than November 30th in order to prevent late charges. The installment payments will be due as follows:

|New Maryland Sales Contract Addendum Update
EFFECTIVE AS OF JULY 1, 2008
|The Maryland non-resident seller transfer tax rate increased from 6.75% to 7.5% on July 1, 2008. Therefore, a new "Maryland Non-Resident Seller Transfer Withholding Tax Addendum" must now be used for contracts where it applies.

|Prince George's County Recordation Tax Rate
EFFECTIVE SATURDAY, JULY 5, 2008
On the local level the Prince George's County Council recently passed CB-10-2008. This bill was part of the County Executives budget package. Effective as of July 5, 2008 the County recordation tax increased from $2.20 to $2.50 per $500 in value. The increased rate is a temporary measure scheduled to revert back to $2.20 in July 2011. Please update this tax rate in any informational cost calculations or home seller/buyer budgeting lists you may have.
