SentriLock One Day Code Discontinued PGCAR has received complaints about misuse and abuse of the one-day code feature of the SentriLock system. Specifically, agents are obtaining one-day codes and then giving them to un-licensed clients/customers and allowing these clients/customers to visit the properties unaccompanied by an agent. After review of the results of the survey sent to members, the Association is temporarily suspending the use of the one-day code feature while investigating these allegations.

One-day codes will be discontinued as of today, Monday, November 2, 2009.

Prince George's County Habitat for Humanity is in need of $50,000 to finish the house they are building in Prince George's County.

Tax Credit Call for Action Update

Please CALL your U.S. Senator TODAY to support the Homebuyer Tax Credit Extension and Expansion...the cloture vote is expected TONIGHT.

Please make a quick call to your Senator's office today to ask for a YES cloture vote on the Unemployment Insurance Extension bill that contains the tax credit provision. This cloture vote is scheduled for this evening. Sixty Senators must vote YES so that a vote can be scheduled on the tax credit. Time's running out!

What is a cloture vote? Cloture is the only procedure by which the Senate can vote to place a time limit on consideration of a bill or other matter, and thereby overcome a filibuster. Under the cloture rule (Rule XXII), the Senate may limit consideration of a pending matter to 30 additional hours, but only by vote of three-fifths of the full Senate, normally 60 votes.


NAR representatives testified at a hearing of the U.S. House Small Business Committee on October 7 that the best available tool for sustaining the still-fragile housing market is the $8,000 homebuyer tax credit, and it is essential that Congress extend the credit into 2010.

The tax credit expires November 30.

"The credit is working," NAR Regional Vice President Joseph Canfora said, pointing out that the 355,000 to 400,000 transactions directly attributable to the credit made a significant dent in the housing inventory and will help to stabilize home prices. Further, the credit has provided a huge indirect benefit to local governments, shoring up property tax bases in particularly hard-hit areas.

Further, NAR data has estimated that every home purchase pumps into the recovering economy about $63,000 - the equivalent of one new job added to the employment figures.

NSP Update - October 19, 2009


Over 70 properties have settled under the County's "Down Payment on Your Dream" homebuyer assistance program since its inception on July 1st and more are in the pipeline. DHCD's experienced underwriters, processors and title people are accepting loan applications everyday! There is still $7 million in reserves dedicated for the program. In total, over 700 down payment assistance loans will be issued.

"Down Payment on Your Dream" is compatible with FHA, VA, and Conventional mortgages as well as 203K programs. Other programs such as CDA, Housekeys 4Employess, and Smartkeys are also eligible.

The County is doing a great job of promoting the program to the public via radio and print advertising. The program has received a lot of positive reports in the local press, including the Gazette, Prince George's Post, and Sentinel as well as all major television stations, including WUSA Channel 9, WRC Channel 4 and WJLA Channel 7. In fact, PGCAR Past President Don Frederick spoke to Fox 5 News about the advantages of the program for first time buyers.

Nine contract forms have been updated or created in early October. All are available in the Members Only section and by running a ZipForm update. Important legally required changes include an updated Conservation Easement Addendum. Not following the new procedures now effective can jeopardize even a signed contract. Code of Ethics: Our Duties to Clients and Customers

There is no sample case study for REALTORS® Code of Ethics Article 9; however, it's an important ethical and business standard to adhere to. Here is the complete Article 9.

Article 9

REALTORS®, for the protection of all parties, shall assure whenever possible that all agreements related to real estate transactions including, but not limited to, listing and representation agreements, purchase contracts, and leases are in writing in clear and understandable language expressing the specific terms, conditions, obligations and commitments of the parties. A copy of each agreement shall be furnished to each party to such agreements upon their signing or initialing. (Amended 1/04)

  • Standard of Practice 9-1

    For the protection of all parties, REALTORS® shall use reasonable care to ensure that documents pertaining to the purchase, sale, or lease of real estate are kept current through the use of written extensions or amendments. (Amended 1/93)

  • Standard of Practice 9-2

    When assisting or enabling a client or customer in establishing a contractual relationship (e.g., listing and representation agreements, purchase agreements, leases, etc.) electronically, REALTORS® shall make reasonable efforts to explain the nature and disclose the specific terms of the contractual relationship being established prior to it being agreed to by a contracting party. (Adopted 1/07)

Articles 1 - 9 comprise the Code of Ethics portion outlining REALTORS®' duties to clients and customers. The next REALTOR® Connection will move on to Article 10, the first dealing with REALTORS®' duties to the public.
