FHA Mortgage Limits Decrease For 2014 -- And Other Mortgage Changes
Prince George's County FHA Mortgage Limit Decreasing from $729,750 to $625,500
FHA loan limits are decreasing for 2014. For Prince George's and other counties at the maximum allowable loan limits for the country, the maximum declined from $729,750 to $625,500. A few good articles which summarize this and other 2014 changes, and a NAR letter to FHFA's then-Acting Director DeMarco providing details of the issues, are linked below. (Note: The Senate voted December 11 to confirm Representative Mel Watt (D-NC) as the new Director of the Federal Housing and Finance Agency.)
2014 Standard Mileage Rates
Effective January 1, 2014
As of January 1, 2014, the standard mileage rates used to calculate the deductible costs of operating an automobile for business, charitable, medical or moving purposes have changed to:
The business, medical, and moving expense rates are one-half cent less than the 2013 rates. The charitable rate is based on statute. Taxpayers have the option of calculating the actual costs of using their vehicle rather than using the standard mileage rates. A taxpayer may not use the business standard mileage rate for a vehicle after using any depreciation method under the Modified Accelerated Cost Recovery System (MACRS) or after claiming a Section 179 deduction for that vehicle. In addition, the business standard mileage rate cannot be used for more than four vehicles used simultaneously.
- 56 cents per mile for business miles driven
- 23.5 cents per mile driven for medical or moving purposes
- 14 cents per mile driven in service of charitable organizations

Market Sen$e: Fixed Mortgage Rates Look Up with the New Year
Freddie Mac released results last Thursday, January 2, with fixed mortgage rates rising slightly with the advent of 2014.
The Vice President and Chief Economist for Freddie Mac, Frank Nothaft, indicated that mortgage rates began the year higher due to stronger economic signals.
"The pending home sales index inched up 0.2 percent in November, after five consecutive months of decline," noted Nothaft. "The Conference Board reported that confidence among consumers rose in December and the S&P/Case-Shiller® 20-city composite house price index [PDF] rose 13.6 percent over the 12-months ending in October 2013."

- The 30-year fixed-rate mortgage averaged 4.53%, up from 4.48%.
- The 15-year fixed-rate mortgage averaged 3.55%, up from 3.52%.
- The 5-year Treasury-indexed hybrid ARM averaged 3.05%, up from 3.00%.
- The 1-year Treasury-indexed ARM averaged 2.56%, same as last week.

Sales Coach: How to Help a Client with Buyer's Remorse
If you've been selling real estate for a while, chances are you've seen cases of buyer's remorse. When your client is having second thoughts about purchasing a property, what do you do?
First, consider that your client may be fearful of:
Keeping these fears in mind, try the following to help your client make the right decision:
- Making a bad choice
- Being fooled
- The unknown
We all can get cold feet about big decisions. Thoughtfully helping your client work through fears will help them make the right choice - which, granted, could be cancelling the purchase - but you'll gain their respect (and probably loyalty) for your integrity. That's just good business.
- Educate Your Client. Let them know how common it is to second-guess a major decision like this, and ask them to weigh their fears against their reasons for wanting to purchase the property. Often, reasons win over fears.
- Remind Them Of Consequences. You hopefully informed your client of their contractual obligations when they first signed. Remind them now of what backing out will mean, and helpfully discuss their reservations, showing them how safeguards are built into the process to protect them.
- Hearken Back to Better Times. Help the client reconnect with why they wanted to purchase the property.
- Avoid Snap Decisions. Negative stress rarely leads to sound judgment. Have the customer spend some time thinking, so that rational thoughts and not emotions lead to the decision.

To be effective, a Any change in compensation offered for cooperative services must be communicated to the other REALTOR® prior to the time that REALTOR® submits an offer to purchase/lease the property. When REALTORS® prepare opinions of real property value or price they must:
unless lack of any of these is disclosed to the party requesting the opinion in advance.
When an opinion of value or price is prepared
- be knowledgeable about the type of property being valued,
- have access to the information and resources necessary to formulate
an accurate opinion, and
- be familiar with the area where the subject property is located
, other than in pursuit of a listing or to assist a potential purchaser in formulating a purchase offer, such opinions the opinion shall include the following unless the party requesting the opinion requires a specific type of report or different data set:
- identification of the subject property
- date prepared
- defined value or price
- limiting conditions, including statements of purpose(s) and intended user(s)
- any present or contemplated interest, including the possibility of representing the seller/landlord or buyers/tenants
- basis for the opinion, including applicable market data
- if the opinion is not an appraisal, a statement to that effect
- disclosure of whether and when a physical inspection of the property's exterior was conducted
- disclosure of whether and when a physical inspection of the property's interior was conducted
- disclosure of whether the REALTOR® has any conflicts of interest (Amended 1/14)
