10th Annual PGCAR Holiday Charity Event

URGENT: Help KEEP the mortgage interest deduction, and the federal deductions for state and local income taxes. Proposals to erase state and local income tax deductions would allow the federal government to charge you tax on the state, county and property taxes you pay each year. The current deductions allowing the majority of Marylanders to deduct the taxes paid to the County and State from their federally taxed income makes sense. Taxing a tax does not make sense, and could SIGNIFICANTLY raise taxes on Maryland homeowners and buyers.

- Discontinued Form #401 - Notice To Home Buyer:
This was a HUD form designed to assist appraisers. The Forms Committee determined that it was of no significance to the sales transaction.
- Discontinued Form #503 - Notice To Tenant Lead Based Paint and Lead Based Paint Hazards:
This form was discontinued as the suggested disclosures are now incorporated into the PGCAR Lease.
- Revised Form #1324 - Walk-Thru Inspection (Pre/Post Settlement):
Latest revision 10/17.
This Form is intended to be used in a Pre- or Post-Settlement transaction. It is NOT intended to be used in accord with the primary property inspection. The form was modified to remove reference to specific systems that would require inspection, to simply signify that a "walk-through" inspection took place and the results of the inspection. The form also serves as a trigger for meter readings.

REALTORS®, friends, family and colleagues joined last week to attend the Installation Ceremony of PGCAR 2018 President, Cheryl Abrams Davis, (associated with RE/MAX United Real Estate in Upper Marlboro, Maryland). Cheryl took the helm of the 3000-member trade group (PGCAR) on October 1st. This year, PGCAR was honored to have Delegate Marvin Holmes, Jr. (District 23B) install President Abrams Davis while Maryland REALTORS® 2018 President, Boyd Campbell, installed the Officers and Directors at a gala event on September 27th at Camelot in Upper Marlboro, Maryland.

For her business accomplishments, faithfulness to the Code of Ethics, civic and community Involvement, local, state and National Association activity, 2017 PGCAR President, Pat Dowtin was named REALTOR® of the Year.
The 2017 Distinguished Service Award went to Ron Deem, PGCAR President in 1993. Ron has unselfishly given his time and talent to PGCAR for numerous years, and since 2014, has lead the Building Task Force.
For her professional knowledge, business accomplishments, and service as Housing Affordability Committee Chair, Tammy Kornegay was named Distinguished Sales Associate of the Year.
In recognition of his unselfish participation in local Association functions, business accomplishments, civic and community involvement and overall affiliate spirit, Gene Frazier of Prime Lending was named Affiliate of the Year.
Recognized for over 40 years of service, REALTORS® Jack Bannister, Iona Harrison and Boyd Campbell were named REALTOR® Emeritus by the National Association of REALTORS®.

"The 10-year Treasury yield surged this week, jumping 12 basis points," stated by Sean Becketti, Freddie Mac Chief Economist. "The 30-year mortgage rate followed suit, increasing 6 basis points to 3.94 percent. Today's survey rate is the highest rate in three months."
Freddie Mac reports the following averages for the week ending October 26:
The 30-year fixed-rate mortgage averaged 3.94%, up from 3.88% ~ Last year: 3.47%
The 15-year fixed-rate mortgage averaged 3.25%, up from 3.19% ~ Last year: 2.78%
The 5-year Treasury-indexed hybrid ARM averaged 3.21%, up from 3.17%~ Last year: 2.84%
