PGCAR is Moving to a Permanent Home!
PGCAR will be relocating its operations on Friday, December 15.
In order to accommodate our move, our OFFICES WILL BE CLOSED from Friday, December 15th through the Christmas holiday.
We will be moving to our permanent home at 8300 Corporate Drive, Suite 100, Landover, MD 20785.
Our phone number, fax number and email communications will remain the same.
Please be sure to visit us prior to the move to take care of your membership and dues billing needs, lock boxes, REALTOR® supplies and to address any questions you may have relating to PGCAR services.
We will reopen for business with a new look and modern office design on Tuesday, December 26 at the new location!

County Executive Addresses REALTORS®
at PGCAR Annual Legislative Breakfast
Over 100 REALTORS® attended the PGCAR Legislative Breakfast on November 8th held at Martin's Crosswinds in Greenbelt. The event, organized by the Association's Legislative Committee under the supervision of Chair, Carlos Lancaster, was another huge success.
REALTORS® in attendance were excited to hear from Senate President Mike Miller, Jr., House Delegation Vice Chair Geraldine Valentino-Smith, and County Council Member Todd Turner. The keynote address was delivered by County Executive Rushern Baker.
All in attendance were excited to learn about the incredible opportunities and growth Prince George's County is experiencing. With housing prices rising, the anticipated construction of a new Regional Medical Center, acquisition of a new federal tenant, the United States Citizenship and Immigration Services (USCIS) headquarters, and the relocation of the County Administration Building from Upper Marlboro to its new location in Largo, Prince George's County is poised to be recognized nationally as a model for economic growth and development.
Many of our Prince George's County Senators, Delegates and County Council officials attended this year's event and enjoyed the opportunity to interact and network throughout the morning.

The House of Representatives PASSED an incorrectly named "Tax Cuts and Jobs Act" on Thursday, November 16 by a vote of 227 to 205. Senate leadership wants to vote THIS WEEK.
Help KEEP the mortgage interest deduction, and the federal deductions for state and local income taxes. Eliminating state and local income tax deductions would allow the federal government to charge you tax on the state, county and property taxes you pay. Taxing a tax does not make sense, and could SIGNIFICANTLY raise taxes on Maryland homeowners and buyers.
- The bill eliminates current federal deductions for property, state and local taxes already paid.
- The bill limits the Mortgage Interest Deduction, and eliminates it for second properties.
- The bill eliminates current deductions for moving (except for current military), student loan interest, tax preparation, medical and alimony expenses.

Please participate in collecting coats and food to give to the needy.
Ask your co-workers, family, neighbors, and friends to donate non-perishable food, and their old coats and jackets.
Donated food items must be non-perishable and NOT expired. Cans or boxes of veggies, beans, canned meats, cereals, baby food, pasta and other food items will bring joy to someone feeling hunger. And why not make better use of extra coats and jackets no longer used?
We recommend that you place collection boxes in your Real Estate Offices, then deliver the collected items to the PGCAR Holiday Charity Event. All coats will be donated to Mission of Love. All collected food will be donated to the Public Safety Assistance Program of Prince George's County and assembled into food baskets.
Please gather and bring your donations to the Charity Event on December 7th!

"The 30-year fixed mortgage rate fell two basis points to 3.9 percent in this week's survey, but we closed our survey prior to a surge in long-term interest rates following an upward revision to third quarter U.S. Real GDP gowth and comments by Federal Reserve Chair Yellen touting a broad-based economic expansion," stated by Sean Becketti, Freddie Mac Chief Economist. "The market implied probability of a Fed rate hike in December neared 100 percent, helping to drive short term interest rates higher. The 5/1 Hybrid ARM, which is more sensitive to short-term rates than the 30-year fixed mortgage, increased 10 basis points to 3.32 percent in this week's survey. The spread between the 30-year fixed mortgage and 5/1 Hybrid ARM is just 58 basis points this week, the lowest spread since November of 2012."
Freddie Mac reports the following averages for the week ending November 30:
The 30-year fixed-rate mortgage averaged 3.90%, down from 3.92% ~ Last year: 4.08%
The 15-year fixed-rate mortgage averaged 3.30%, down from 3.32% ~ Last year: 3.34%
The 5-year Treasury-indexed hybrid ARM averaged 3.32%, up from 3.22%~ Last year: 3.15%

PRINCE GEORGE'S HOME SALES CONTRACTS CONTINUE THEIR RISE IN OCTOBER
All Numbers Up Over 2016
Prince George's October 2017 Home Sales Stats are in. . . and show continued SOLID gains over 2016.
Year-to-date (YTD) gains in Prince George's County:
- Single family contracts are up 3% over October 2016 YTD
- Single family settlements are up 5.8% over October 2016 YTD
- Condo/coop contracts are up 2.9% over October 2016 YTD
- Condo/coop settlements are up 7.4% over October 2016 YTD
Also, October 2017 Average Days on Market was only 41 days, with 54.5% sold within 20 days!
