This program offers a special interest rate for a 30-year conventional loan (first lien for 80% of purchase price), and a second lien (up to 25% of the purchase price for down payment and closing cost assistance, capped at $45,000) at 0% interest and deferred for the life of the first loan or until sale or transfer of the property.

HomeAbility is offered through the Maryland Department of Housing and Community Development and is available to eligible homebuyers throughout Maryland. Please call Single Family Housing at 301.429.7852 or email SingleFamilyHousing.dhcd@maryland.gov for assistance. Here's just a few highlights!

Eligibility Highlights:

• One of the borrowers is disabled; OR one of the borrowers is a guardian for, resides with, and is the principal caregiver for an immediate family member who is disabled (regardless of age)
• Must be a first-time homebuyer, or buying in a targeted area, or it has been more than 3 years since the borrower has owned a principal residence; or an honorably discharged veteran exercising a one-time exemption to first-time homebuyer requirement (must provide copy of DD-214 and an Attachment V - Veteran First Time Homebuyer Exemption form).
• Borrower income must not exceed 80% Area Median Income (AMI), currently 99,920 for Prince George's County.
• Maximum home purchase price meeting the current price limit.
• Borrower must meet the eligibility guidelines for the overall Maryland Mortgage Program, and for US Bank and the GSEs.
