Prince George's County Home Market:
Home Sales Contracts Jump 6.7%
as Mortgage Rates and Prices Stabilize


Landover, MD, July 2025 - As summer begins, Prince George's County is experiencing a notable upswing in its housing market. The Prince George's County Association of REALTORS® (PGCAR) reports home sales rose by 6.7% month-over-month in June, boosting the county's total sales volume to $339.8 million. Despite ongoing national economic uncertainty, rising inventory and strong demand continue to fuel the local market. Compared to June 2024, Closed Sales were up 1.1%, with a 2.8% increase in Total Sales Volume. Home prices held steady month-over-month, further building on healthy year-over-year appreciation.

Prince George's County continues to outperform national and regional home market trends. With a lower-than-national unemployment rate of 3.8% (compared to 4.2% national rate), a strong and diverse job base, and a broad range of relatively affordable housing options, the county remains attractive to buyers across the greater Washington, DC - Maryland - Northern Virginia region.

  • Market Drivers: Strong Sales Activity & Buyer Demand
    June Closed Sales totaled 728, increasing 6.7% over May and 1.1% over 2024. Total Contract Activity of 1,509 (settled and newly signed) home contracts nearly equaled May (1,513) and represents 89.7% of June's Active Listings (averaging 1,682). The Contract Ratio (Pending Sales / Active Listings) was 0.70, indicating a shift toward a balanced market while maintaining strong buyer interest.

    Despite years of low inventory, the return of both buyers and sellers is restoring equilibrium to the market.

  • Momentum Continues: Stable Values, Growing Volume
    June built on the county's double-digit Spring Sales growth. Total Home Sales Volume (Closed Sales times Average Sold Price) reached $339.8 million, marking a 5.9% increase month-over-month, driven by a 6.7% increase in Closed Sales. Inventory growth of 6.1% supported the surge in sales.

    Remarkably, sales have increased in eight of the past nine month, despite the seasonal slowdowns typically associated with summer and winter. This sustained momentum is supported by stabilizing mortgage rates and an increase in listings. Current homeowners entering the market as sellers, along with new construction, are helping to meet current and pent-up demand for homeownership.

  • Home Prices: Equity Growth & Market Confidence
    Home values remained steady in June, essentially unchanged from May. June's Median Sold Price was $453,500 – a 0.8% gain over June 2024 and 3.5% year-to-date growth. Average Sold Price was $470,968 – a 1.8% gain over June 2024 and 3.9% year-to-date growth. This steady appreciation across price segments underscores growing equity and long-term investment confidence. However, the lack of homes under $350,000 remains a barrier for many first-time buyers.

  • Inventory Expands, while Affordable Supply Remains Tight
    Inventory is gradually increasing, moving toward long-term averages. In June, 910 New Listings entered the market. Active Listings rose from a May average of 1,585 to 1,682. For context, a 10-year or 20-year historical view shows Active Listings typically ranging between 1,500 and 2,200 homes. Months of Supply is 2.3, still below the 4 - 6 month range generally considered a balanced market.

    This increase in listings is narrowing the gap between supply and demand and allowing the increase in Sales. An increased supply in affordable housing would further improve sales and first-time homebuyer opportunities.

  • Speed & Strength: A Competitive Yet Profitable Market
    Homes sold at an average 99.3% of their Original Listing Price. Median Days on Market (DOM) was 17 days, meaning that half of all contracts were signed within 17 days of listing. Average DOM in Prince George's County was 27 days (down from 29), significantly below the national average of 53 days. Homes are selling quickly and near asking price, showing continued demand despite slight market cooling as we slowly emerge from an extended time of ultra-quick sales, accelerated price appreciations, and historically low inventory.
