Prince George's County Home Market:
County Home Sales, Values, and Pending Sales All Rise
as Mortgage Rates Fall to 2025 Lows


Landover, MD, November 2025 - Prince George's County's October housing market exceeded expectations on nearly every front. Home sales, newly signed home contracts, and home values all increased from September – despite the federal government shutdown that extended through October and affected local jobs and businesses, and government services. The market's ability to not only stabilize but improve demonstrates the County's long-standing strength and persistent buyer demand.

The Prince George's County Association of REALTORS® (PGCAR) reported a 1.9% month-over-month increase in Total Sales Volume, climbing to $303.4 million, driven by a 0.6% rise in Total Closed Sales and a 1.3% increase in Average Sold Price. New Pending Sales also grew, rising 1.2% over September to 734 contracts signed in October.

  • Market Resilience Amid Economic Headwinds
    Even with ongoing national inflation concerns and the impact of the shutdown, the County's housing market is showing encouraging signs of normalization. Buyers have more breathing room as days on market rise modestly, while sellers continue to benefit from strong pricing and historically high equity. Though contract activity remains below October 2024 levels, demand remains steady and sales are recovering.

    Prince George's County is again demonstrating its historic pattern: emerging from regional and national economic stressors faster than other areas in the Maryland - Washington, D.C. - Northern Virginia region and maintaining above-average market activity even during downturns.

  • Home Values Strengthen Through Economic Disruption
    Despite national and regional economic challenges, home values continued to rise, reflecting strong buyer confidence and expectations of long-term returns.

    Average Sold Price rose 2.4% year-over-year and 1.3% month-over-month to $466,206. Median Sold Price rose 2.7% over October 2024 and 0.6% over September to $452,782. Sellers received 97.7% of their Original List Price, continuing to benefit from solid equity positions and strong demand.

    Home sales have risen in 8 of the past 12 months, with the only dips occurring during winter and again in July and August amid heightened tariffs, inflation, and the looming shutdown. Even during uncertainty, homeownership remains a highly valued, stabilizing financial choice – offering appreciation, predictable payments, and potential Mortgage Interest Deduction (MID) benefits.

    Over any two-year or longer period, county homeowners continue to experience significant equity gains. With affordability, diverse housing options, and exceptional amenities across education, employment, culture, and recreation, Prince George's remains one of the region's most competitive and attractive housing markets.

    Affordability remains the greatest barrier to homeownership. Yet, Prince George's continues to stand out for its relative affordability and lifestyle advantages.

    Homes priced $250,000 - $400,000 again saw the strongest growth in October. Rising inventory, and the lowest 30-year and 15-year mortgage rates of 2025, 6.17% and 5.41% respectively, are opening new opportunities for first-time and moderate-income buyers.

    • New Listings: 881
    • Months of Supply: 2.85 (below the 4 - 6 month balanced range)
    • Sale-to-Original List Price: 97.7%

    • Median DOM: 29 days
    • Average DOM: 38 days (still below the national average of 51 days)
    • 29% of homes went under contract within 10 days.
