July 2026 Market Watch
Prince George's County Home Market:
Inventory Reaches Five-Year July High as
Home Values Hold Firm and Pending Sales Rise over 2025
Landover, MD, August 2026 - Prince George's County's housing market eased from its spring sales pace in July while continuing to demonstrate strong underlying demand, stable home values, and significantly improved buyer choice.
Closed Sales totaled 680 homes, down 7.1% from June and just 1.6% below July 2025. Total Sold Dollar Volume reached nearly $310 million. Meanwhile, the Median Sold Price increased 0.2% year-over-year to $449,000, and sellers received an average 99.1% of their Original Listing Price.
Most significantly, Active Listings climbed to 2,083 homes, up 15.5% from July 2025 and reaching the highest July inventory level in the report's five-year comparison. New Listings rose 6.3% year-over-year to 912. This is exceptionally good news, as sellers are receiving high values and the consistent theme of sales has been the lack of sellers and inventory restricting a large number of potential home buyers from becoming owners.
-
More Choices for Buyers, Stable Values for Sellers
July's numbers increasingly point toward a healthier balance between buyers and sellers.
Inventory reached 2,083 Active Listings, compared with 1,803 last July and a five-year July average of just 1,477. Buyers now have considerably more selection than in recent years without a corresponding decline in overall home values.
At the same time:
- New Pending Sales increased 2.1% year-over-year to 717.
- All Pending Sales increased 3.9% to 1,091.
- New Listings increased 6.3% to 912.
- Median Sold Price increased 0.2% to $449,000.
- Sellers averaged 99.1% of Original Listing Price.
Although Closed Sales declined seasonally from June, the combined 1,397 July Closed Sales and New Pending Sales broke above the 1,393 recorded during July 2025.
-
Home Values Remain Strong
Prince George's County home prices continue showing resilience.
July's $449,000 Median Sold Price was slightly above the $447,887 median recorded one year earlier and remains above the five-year July average of $437,017. The Average Sold Price of $457,116 was essentially unchanged from July 2025.
Detached home sales were particularly strong. 412 detached homes sold during July, up 4.6% year-over-year, while their Average Sold Price increased 2.7% to $523,567. Attached sales declined 10.1%, with their Average Sold Price decreasing to $354,125.
This difference illustrates why today's market can vary considerably by community, property type, and price range. On a larger scale, Prince George's County home sales continue to compare exceptionally well and above national and regional markets.
-
Homes Still Sell Quickly When Priced Right
Increasing inventory is giving buyers more time to compare homes, but well-positioned properties continue selling rapidly.
Average Days on Market increased from 29 days last July to 35 days in July 2026. Nevertheless, 330 of the month's 680 sales – nearly half – went under contract within 20 days, and 401 were under contract within 30 days.
The combination of increased inventory and a 99.1% Sold-to-Original List Price ratio suggests a market that is becoming more balanced.

Prince George's County Shows Resilience as the National Market Slows
Nationally, Prince George's County compares favorably for Existing and Pending home sales. While national pending activity declined year-over-year, Prince George's County New Pending Sales increased 2.1%. And while national inventory softened, County Active Listings were 15.5% higher than last July.
That additional inventory is particularly valuable because, as NAR has emphasized, expanding housing supply is important to improving long-term affordability and homeownership opportunities.

Expert Commentary: More Opportunity without Sacrificing Market Strength
Carole Webb, PGCAR President and REALTOR® with Samson Properties, shares: "Prince George's County buyers have something they haven't enjoyed in several years – significantly more choice. Active Listings are up more than 15% from last July, yet our Median Sold Price remains slightly above last year and sellers are still receiving an average 99.1% of their Original Listing Price. That's an encouraging combination for both buyers and homeowners."
President Webb continued: "Buyers can take more time to compare homes and evaluate their options, but desirable properties are still moving. Nearly half of the homes sold in July went under contract within 20 days. Sellers should recognize that today's market rewards accurate pricing, preparation, and professional marketing."
"July's increase in Pending Sales over last year is also encouraging, and it continues to show appreciable advantages of the Prince George's market performance over the national and regional Maryland – Washington, DC – northern Virginia markets. Mortgage rates remain a challenge, but demand for homeownership in Prince George's County continues to outperform."
