Prince George's County Home Market:
Spring Sales are Hot!
Closed Sales Jump 25%; Pending Sales Soar 30.3%


Landover, MD, April 30, 2026 - Prince George's County's Spring home sales are off to a powerful start! Buyer activity surged in March, with Closed Sales jumping 25% and New Pending Sales soaring 30.3% over February — clear signals of a fast-moving and highly engaged market. Mortgage rates near 6%, improved inventory, the seasonal boost of great timing and weather that typically energizes spring home shopping, and the county's continued strong home demand and values are creating ideal conditions for buyers and sellers.

March total home sales jumped to 575 Closed Sales. New Pending Sales reached a total of 838 homes in March. The 838 New Pending Sales signed during March – 45.7% more than the 575 homes that closed – serve as a strong forward-looking indicator of accelerating activity. There's high potential of extending this spring rush!

  • A Market Gaining Speed

    March delivered $261.5 million in Total Sold Dollar Volume (Closed Sales times Average Sold Price), fueled by the 25% sharp increase in Closed Sales and persistently strong County home values. Contract activity is booming! Even after February's 7% jump in Closed Sales and 10.1% leap in New Pending Sales, March contract performance rapidly accelerated above that.

    • Contract Ratio (Pending Contracts per Active Listing) rose to 0.68, meaning more than two-thirds of Active Listings went under contract.
    • Buyers are seeing slightly more inventory, allowing for more thoughtful decision-making compared to the ultra-competitive conditions of the most recent five years.
    • The market is showing healthy signs of rebalancing, while still favoring strong activity.

    In real-life terms, this means while homebuyers are enjoying increases in "for sale" inventory, enough to feel more comfortable taking longer in their home search and decision-making, well over half (68%) of March listings already had a pending contract on them, as March homebuyers were shopping.

    In total, 1,733 homes were sold or under contract in March (575 Closed Sales + 838 New Pending Sales + 320 carried over from February), exceeding the 1,698 active listings – a remarkable 102% absorption rate and a 22.6% increase in contract activity month-over-month. Moreover, month-to-month carryovers decreased 18% from February to March, thus Contract Activity in March was dominated by new sales, new pending sales, and prior pending sales which moved to settlement.

  • Home Market Demand is Absorbing Increased Inventory, Driving a Rebalancing Market

    Despite broader economic uncertainty and affordability challenges, Prince George's County continues to demonstrate resilience and strength.

    • Active Listings increased 9.8% over February and 30.5% over March 2025, while sellers still captured 97.7% of original list price due to strong demand.
    • Homes averaged $244 per square foot, showing strong home values across a wide range of price points.
    • Mortgage rates near 6% and increasing inventory are helping improve affordability, helping bring buyers back into the market.

    Homeownership remains a cornerstone of long-term wealth building, and even modest improvements in affordability are unlocking significant pent-up demand.

  • Home Values Remain Strong

    County home prices remain steady through wider national economic uncertainties, providing high equity growth for sellers, confidence for buyers:

    • Average Sold Price: $455,706 (up 1.5% year-over-year, down 0.3% month-over-month)
    • Median Sold Price: $439,950 (up 1.1% YoY; stayed the same MoM)
    • Sellers received 97.7% of list price.

    Over the long term, the story is even more compelling:

    • + 80.3% growth in Average Price over 10 years
    • + 81.4% growth in Median Price over 10 years

    These gains highlight the power of homeownership as a wealth-building tool, whether for individuals, families, or multigenerational households.

  • Inventory Growth is Creating Opportunity

    Expanding inventory is giving buyers more options, and slightly shifting negotiation dynamics:

    • 1,698 Active Listings (up 30.5% YoY; up 9.8% MoM)
    • 936 New Listings (up 4.3% YoY; up 62.5% MoM)
    • 2.63 Months of Supply (up 47.7% YoY; up 10.3% MoM; still below balanced market levels)

    Homes are spending a bit more time on the market, but still moving quickly:

    • 33 Median Days on Market (well below national average of 41 days)
    • 26.4% of homes were under contract within 10 days; 38% within 20 days.

    This shift signals a healthier, more balanced market, while still maintaining strong demand.
